Welcome to our plans for Blackdown

Richborough is bringing forward outline plans for new homes in Blackdown, to the north of Leamington Spa. The site could provide around 1,200 homes, alongside a new local centre and land for a primary school should one be required.

With Warwick District needing to find land for some 15,000 additional homes over the next 25 years, and some 1,500 families currently on the local housing waiting list, there is a clear need for more homes of all types including family, affordable and later living accommodation. This site offers an opportunity to help towards meeting that need by delivering 50% affordable housing, creating a sustainable development with access to nature and infrastructure that benefits both new and existing residents.

November 2025

Consultation with the community commences.

Spring 2026

Anticipated submission of an outline planning application for consideration by Warwick District Council.

Autumn 2026

Anticipated determination of proposals by Warwick District Council.

2027 onwards

If outline permission approved, detailed designs for the development brought forward through a reserved matters application.
