Our plans are still evolving, and your feedback will help shape them. But at this early stage, we’re proposing a new community that will include:
- Around 1,200 high-quality new homes for all stages of life.
- Up to 50% affordable homes to help meet local needs.
- Land to accommodate a new primary school if one is required.
- A dedicated local centre/community hub.
- Children’s play areas, allotments and places for people to meet and connect.
- Green spaces for people and wildlife, delivering 10% biodiversity net gain.
- Improved walking and cycling connections and access to public transport, together with a mobility hub to connect the sustainable transport together.

The site
Site location
The site is located to the north of Leamington Spa within Warwick District. It is located off Leicester Lane and Sandy Lane, in close proximity to North Leamington School. Our emerging masterplan is guided by the character of nearby areas including Lillington, Blackdown and Leamington Spa, helping the new neighbourhood feel connected and familiar from the outset.
